    徐斌的房地产评论3--北京房价未来8个月走稳

    结论:北京的房价未来8个月左右的时间将保持平稳态势,不升不降。
    2008年下半年北京楼价下跌(三环内只能说是滞涨,实际没有下跌)主要由于开发商缺血以及买盘观望造成的。
    经过09年大半年的输血,无论是开发商,炒房客资金面宽松,缺乏降价动能。
    买盘方面,1 通胀预期加大,金价下调风险大,股市不稳,债市利率低,房产或成抗通胀之最佳工具。
    2、80后前期出生的人口渐渐逼近30岁,婚房需求将在未来5年持续放大。
    3、买盘心理方面观望气氛仍然存在,但有所减缓。虽成交量低迷,但持币观望者不断增加。量能将蓄势等待一个引爆点的出现。
     
    为什么是“8个月”?
    这里说的8个月是大概8个月,并且是建立在6个月以后央行可能会加息的预期基础之上的,并非说8个月就是8个月。
    加息对楼市的影响1-2个月时间会显现出来。一般来说,在一个漫长的加息周期里,周期的中期,
    房价会上升至高点,适合卖房。房价开始下跌,加息周期不久也会进入尾声,转入降息周期,在降息周期的中前期一般房价最低,
    适合进行买入操作。
